How can foreigners buy real estate from Turkey?

Foreigners can buy real estate in Turkey under certain conditions and restrictions. Here's a general overview of the process for a foreigner to purchase real estate in Turkey:

Check Eligibility:

  • Foreign individuals and legal entities from most countries can buy real estate in Turkey. However, there might be restrictions on buying properties in certain areas, such as military zones.

Obtain a Turkish Tax Number:

  • Before proceeding with the purchase, you'll need to obtain a Turkish tax number from the local tax office. This number is required for various official transactions.

Choose the Property:

  • Select the property you wish to buy. You can work with a real estate agent or browse through online property listings to find the right one.

Perform Due Diligence:

  • Conduct thorough due diligence on the property, verifying its legal status, ownership, and any potential encumbrances.

Sign a Sales Agreement:

  • If you're satisfied with the property, sign a sales agreement (usually in Turkish and English) with the seller. This agreement outlines the terms and conditions of the purchase.

Pay a Deposit:

  • You might be required to pay a deposit to secure the property. The amount varies and is usually negotiated between the buyer and seller.

Obtain Military Clearance (if applicable):

  • If the property is located in areas near military zones, foreign buyers may need to obtain military clearance. This process can take some time.

Transfer Funds:

  • Transfer the purchase amount to the seller's bank account or to an escrow account if it's set up for the transaction.

Obtain Title Deed (Tapu):

  • Once the payment is completed, the title deed transfer (Tapu) process will begin. It's a legal document proving your ownership of the property.

Finalize the Transfer:

  • Go to the Land Registry Office with the seller or a legal representative to complete the title deed transfer and register the property in your name.

Pay the Relevant Fees:

Be prepared to pay various fees, including the title deed transfer fee, real estate commission (if applicable), and property tax.

Register with the Address Registration System (AKS):

  • After acquiring the property, you must register with the Address Registration System within 20 business days.
